Rooms for rent & housemates in Sunshine Coast for students & professionals abroad
The Sunshine Coast is a chain of coastal towns rather than one city, with hubs at Caloundra, Kawana Waters, Maroochydore and Noosa Heads. Rents are close to Brisbane levels: the median three-bedroom house leased for A$775/wk in the September 2026 quarter, so a room in a share house usually costs A$220–280/wk.

Getting around
Kinetic Sunshine Coast runs the Translink buses, with routes from UniSC to Caloundra, Nambour, Maroochydore and Kawana and connections to Noosa at Maroochydore. Every Translink trip costs a flat 50 cents, and trains to Brisbane run from Nambour and Landsborough on the Sunshine Coast line.
- Student fares
- The 50 cent fare applies to go card, bank card and paper ticket payments; concession discounts are not applied on top.
- Car
- The coast is long and buses between towns take time, so many residents drive. Without a car, live on a direct bus route to your campus or job.
What it costs
- Room in a shared place
- A$220–280/wk in a share house, derived from Sept 2026 RTA medians (A$775/wk 3-bed, A$885/wk 4-bed house); UniSC quotes A$85–300+/wk for private share accommodation
- Studio or 1-bedroom
- A$500/wk median for a one-bedroom flat (RTA, Sept 2026 quarter)
- Bills
- UniSC estimates gas and electricity at A$50–150+/wk and phone and internet at A$10–20+/wk when not included
- Also budget for
- Bond of up to four weeks' rent lodged with the RTA
Leases and deposits
- Lease
- Leases are usually six or 12 months; the private complexes near UniSC also offer semester-length contracts.
- Deposit
- On the Sunshine Coast, as across Queensland, the bond is capped at four weeks' rent and goes to the Residential Tenancies Authority, which holds it until you leave. The landlord has 10 days from payment to lodge it.
- Good to know
- Tenants Queensland gives free tenancy advice on 1300 744 263, and the UniSC Student Guild's welfare officer can help students with disputes.
Before you move
When to start looking
Student demand peaks in January and February before UniSC's first semester, which also overlaps with the summer holiday season when short lets fill up. Start searching six to eight weeks ahead.
Your first weeks
UniSC advises booking temporary accommodation before you arrive because finding a place can take a couple of weeks; a short stay near Maroochydore keeps you on the main bus routes while you inspect rooms.
Watch out for
UniSC does not provide or check any student accommodation, so every listing near campus is a private arrangement. Inspect in person or by live video and never pay a bond outside the RTA system.
Questions about renting near Sunshine Coast
What do rooms in Sunshine Coast cost on HomiesAbroad right now?
2 rooms are listed right now, at a median of A$1,408/mo (from A$1,387 to A$1,430).
Does UniSC have its own student residences?
No. UniSC states that it does not provide student accommodation. Several privately run complexes, including UniCentral, Varsity Apartments and The Village, sit within walking distance of the Sippy Downs campus, and the rest of the market is ordinary private rentals and share houses. Treat each one as a private landlord and confirm the bond is lodged with the RTA.
Can I live in Brisbane and commute to the Sunshine Coast?
It is possible but tiring. Sunshine Coast line trains run from Brisbane to Landsborough and Nambour, and from there you need a bus to the coast or to Sippy Downs. Brisbane Airport is about 100 kilometres south of the coast. Most students and workers find it easier to live on the coast and visit Brisbane at weekends.
Which part of the Sunshine Coast is cheapest to rent in?
Inland towns are cheaper than the beachfront. In the September 2026 RTA data, Nambour's three-bedroom house median was A$700/wk and Caloundra's was A$630/wk, compared with A$850/wk in Maroochydore and Buderim. Check the bus connection before choosing a cheaper area, as travel time between towns can be long.
How much should I budget per week to live on the Sunshine Coast?
UniSC estimates about A$450–500 a week to live comfortably, excluding tuition, visa and health cover. That covers a share room, food, power and transport. Transport is cheap because Translink trips are a flat 50 cents, but rent is the big variable, so a room near your daily bus route makes the biggest difference.
How many people are looking for a room or roommate in Sunshine Coast?
3 people have an open housing request here. Their median budget is A$1,170/mo.
